Skanska begins construction of the second building of H2Offices complex, in Budapest

Modern office spaces and amenities, solutions aimed at reducing environmental impact and a landscaped courtyard with water ponds and native plants species are few highlights of the second building of H2Offices complex. The 8-storey building will have a gross leasable area of around 22.000 square meters and is scheduled to be commissioned in the first quarter of 2027.

The construction of H2Offices started in 2020, when Skanska kicked off with the first building out of the three ones forming the complex. The first one was delivered in 2022, leased and successfully divested. Albemarle, Cofidis, Colonnade, DBH, among others, are occupiers.

Now, the construction of the second building begins – an investment that is being developed in the same spirit - high-quality and attention to details, sustainable solutions and usage of most recent technologies, and care for the wellbeing of the users.

The complex is located right on the Budapest's bustling Váci Office Corridor, benefitting of an excellent positioning, in direct vicinity to a public transportation hub and 5 minutes from the city center.

At the heart of the project lies a deep commitment to sustainability and a strong connection to nature. Designed by Arrow Architects from Denmark, the development will offer a mix of future-focused, sustainable and innovative solutions, and a landscaped placemaking that will be conceptually connected with the plot's heritage, the former headquarters of the Budapest Waterworks.

- With the second building of H2Offices , we continue our journey to constantly decrease our carbon footprint and support our tenants in achieving their real-estate ESG objectives. We will be using low-carbon construction materials such as concrete, steel, and glass structures. At the same time, we are assuring carbon neutrality during operation by 4 season heat pumps, secured by on-site energy production with the help of the photovoltaic panels installed on the roof, and purchase 100% electricity from renewable sources. – adds András Ábrahám, Project Director at Skanska’s commercial development business unit.

Once this second project will be completed, beside the exceptional interior spaces, H2Offices will contribute to the community by enlarging the current courtyard to a nearly 3,600-square-meter one, opened to public. The outdoor space, which is equivalent to three Olympic swimming pools, will be ready to accommodate everybody who wants to enjoy nature in the city, at its best. 

Following the water utility development on Angyalföldi Street, during the development of phase 1, Skanska is taking this responsibility further and refurbish this street, giving back to the community new pavement, greenery and the availability of parking spaces.

The second building is being developed to deliver sustainable office spaces, allow responsible resource use, and support the well-being of the tenants. It is planned to be certified LEED Platinum, WELL Platinum and Acess4you Gold. On top of these, Skanska is aiming for WiredScore and Smart Score Certifications.
